How to collect PG rent on time, every month
Most rent is not late because tenants cannot pay. It is late because nobody reminded them, or nobody is sure what is still due. Fix those two things and most of the rent comes on time. Here is how.

Why rent comes late
- There is no fixed date. Each tenant joined on a different day and pays on a different day.
- The reminder goes after the due date, or does not go at all.
- A part payment was never written down, so the balance becomes an argument.
- For students, the parent pays, but the reminder goes only to the student.
- The owner feels awkward asking again and again.
Seven steps to rent on time
- Fix a billing day for each tenant and write it in the rent agreement.
- Send the reminder two or three days before the due date, not after it.
- If a parent pays, remind the parent too.
- Accept every mode: cash, UPI, bank transfer, card or cheque. For UPI and bank transfer, note the UTR number.
- Record a part payment the same day and show the tenant the balance.
- Give a receipt for every payment, small or big.
- Keep the security deposit separate. It is not your income. You may have to give it back.
A simple plan for the month
| When | What to do |
|---|---|
| 3 days before the billing day | Send a reminder to the tenant. |
| On the billing day | Rent becomes due. Record payments as they come. |
| 3 days after | Remind only those who still owe. |
| 7 days after | Call. Note the date they promise. |
| End of the month | Check each tenant's passbook and close the month. |
What a rent collection app should do
- Add the rent on each tenant's own billing day, so no due is forgotten.
- Show one list of who has paid and who has not.
- Send a reminder in one tap, to one tenant or to everyone who owes.
- Record any mode of payment, in full or in part.
- Give a receipt you can share from your phone.
- Keep the deposit apart from income, and handle refunds.
- Keep a passbook for each tenant: every due, payment and refund, in order.
How ZygoRent does it
In ZygoRent, rent is added on each tenant's billing day: monthly, quarterly, half-yearly, yearly or daily. You remind one tenant, with their parent if you like, or everyone overdue at once, on WhatsApp, SMS or any app.
The money goes straight from the tenant to you, by whichever mode you use. You record it in the app: cash, UPI, bank transfer, card or cheque, with the UTR when there is one. A part payment leaves the rest due. Every collection has a PDF receipt.

Questions owners ask
Which is the best rent collection app for PG owners?
Choose one that adds rent on each tenant's own billing day, sends WhatsApp reminders, records part payments and gives a receipt for every payment. Then try it on your own property before you decide.
Can I send rent reminders on WhatsApp?
Yes. In ZygoRent you send a reminder in one tap, to one tenant or to everyone who is overdue.
How do I give a rent receipt?
In ZygoRent every collection has a PDF receipt. You can download it or share it straight from your phone.
Is the security deposit my income?
No. It is the tenant's money that you are holding. Keep it separate from rent. In ZygoRent a deposit never counts as income, and you can pay dues from it or refund it.
